An iconic Washington, D.C., office building in the Central Business District and just two blocks from the White House will soon be home to a premier international law firm with a storied 200+ year history.

Cravath, Swaine & Moore LLP will occupy 21,065 square feet, the entire third floor of 1601 K St. NW, establishing its second U.S. office location. The firm, known for representing some of the world’s most well-known companies on complex transactions and high-impact litigation, currently has offices in New York and London. Cravath’s new D.C. location will include resident partners who previously served in leadership roles across federal regulatory agencies.

Prominently situated at the corner of 16th and K streets, the 11-story, Class A building provides a striking presence along the city’s main thoroughfare with commanding views of the White House and Washington Monument. Only steps away from each major Metro line, the LEED Gold-Certified building offers an upgraded fitness center, tenant lounge, roof terrace, car charging station, and bike storage.

Stream Realty Partners Executive Managing Director and Partner Kyle Luby and Managing Directors Andy Eichberg and Matt Pacinelli represented the building’s owner in the transaction. Stream, a national real estate services, development, and investment firm, also provides property management and construction management services for building ownership. Lou Christopher, Asher Inman, Jordan Brainard O’Neil, Lewis Miller, Andrew Sussman, and Munish Viralam of CBRE represented the tenant.

“Securing Cravath as a tenant in this building is a big win for the ownership, validating their continued investment in the building to ensure its position at the top of a competitive market,” Eichberg said. “The firm was looking to open its new office quickly to expand its ability to service clients in D.C. and saw value in the building’s strong ownership, high-quality upgraded amenities, and centralized location to restaurants and hotels. Ownership’s investment in the top-notch spec suites and amenities will benefit Cravath and all tenants in the building.”

The entire fourth floor, with 20,695 square feet, remains available at 1601 K St. NW. Two more speculative suites will be built and are expected to be complete by early 2023.

Stream Washington, D.C., leases and manages an office portfolio of over 7.7 million square feet. It currently has 65 employees and continues to expand.
