Situation
After acquiring assets of the former Dean Foods Company during the pandemic, Dairy Farmers of America had to determine what role the office would play in their culture moving forward. Firm leadership decided that a division headquarters in Dallas/Fort Worth would be essential to operations and assigned Stream with the task of finding a location that would support long-term objectives and appeal to employees.

Strategy
Stream engaged the marketplace to assess alternatives from a building and facilities standpoint. Vice Chairman Randy Cooper and Managing Director Craig Wilson of Stream’s Office Tenant Representation division identified and negotiated a 43,814 SF office space in One Lincoln Park, Dallas, collaborating with Mandy Fults, Vice President of Construction Management, to deliver the project on time.




Results
Dairy Farmers of America was thrilled with One Lincoln Park–its efficient floor plates, walkable amenities, convenient location, and stable ownership made the location ideal. During the pandemic, this was one of very few office leasing transactions executed in the City of Dallas and one of the largest completed that quarter. Dairy Farmers of America was astute to capitalize on the market and make the transaction when they did.
