Industrial project includes three buildings totaling 1.1 million square feet

FORT WORTH (January 29, 2019) – Stream Realty Partners (Stream) – a national real estate development, services and investment firm, is pleased to announce the upcoming ground breaking of Northwest Commerce Park (NCP) in north Fort Worth, capitalized through a joint venture with a global institutional investor.

Situated on approximately 66 acres, NCP will deliver up to 1.1 million rentable square feet amongst three buildings to meet current and future needs of industrial users.

Once complete, the development will accommodate a wide range of tenant sizes and provide users with flexibility and functionality when compared to competitive properties given the inherent characteristics of each building. 

“We commenced work on this project in late 2017 and are excited to see it come together with an anticipated groundbreaking in February of this year,” said J. Cannon Green, managing director and partner for Stream’s industrial team. “This project will feature a diversified mix of industrial product in a campus-type setting.”

NCP is located 1.25 miles from the intersection of Interstate 35W and State Highway 114, allowing users quick and easy access to the primary north/south artery of Fort Worth. Additionally, the development sits within minutes of the Alliance BNSF Intermodal, Alliance Airport, and both the UPS and FedEx hubs.

“North Fort Worth and the Alliance area has proven to be a dominate industrial market within all of Dallas-Fort Worth, historically attracting some of the biggest and most recognizable users of industrial space,” said Seth Koschak, managing director of Stream’s Fort Worth office. “We expect NCP to benefit from tenants’ desire to be in this location to serve not only North Texas but the surrounding region.”

Koschak, Green, and Forrest Cook will oversee the leasing of the project. Albert Jarrell, managing director of Stream’s Construction Division, will supervise the construction.

Stream Realty Partners has recruited a seasoned land professional to help owners, developers, and investors maximize the value of their real estate holdings in today’s changing economic and regulatory landscape.

Shawn M. Street will serve as a Vice President of Dallas’ land division, working alongside Senior Vice President Demian Salmon to expand the firm’s land brokerage business across the Metroplex. He will be responsible for identifying, sourcing, and closing land transactions. Stream land experts leverage industry-leading technology to provide market analysis, feasibility studies, strategic site selection, residual valuations, highest and best uses, mapping, and demographic research.

A longtime commercial real estate leader credited with growing Stream Realty Partners’ Dallas industrial leasing team by more than 100% in three years has been named a Partner.

Managing Director Matt Dornak will continue to oversee day-to-day industrial activities for Stream’s Dallas/Fort Worth office alongside Managing Director and Partner Ryan Boozer. He joined Stream, a national commercial real estate firm offering an integrated platform of services, as an Analyst in 2011 and ascended over the last 12 years to Associate, Vice President, and Managing Director before being named Partner.

“Stream is a special place with a unique culture and extraordinary group of people who have taught me so much over the past decade,” Dornak said. “I’ve been given so many opportunities to grow within new markets, teams, and business lines. I’m grateful to work at such an amazing company and honored to be named a Partner.”

During his tenure at Stream, Dornak has helped increase the Dallas-Fort Worth industrial portfolio by more than 30 million square feet. He is credited with building a successful South Dallas industrial leasing team from scratch and establishing relationships with countless new clients.

Dornak graduated with a Bachelor of Arts in Sociology from Dartmouth College and spent one year as a Paralegal at an Austin law firm before starting as an analyst at Stream DFW. He said he was drawn to Stream’s competitive environment and team and entrepreneurial mentality.

“After joining Stream, I quickly understood what it took to succeed in the industry,” Dornak said. “It’s about discipline and a dedication to building and maintaining strong relationships. Coming to work with such a passionate and hard-working group of individuals makes it instinctual and a lot of fun.”

Stream Realty Partners brokered the sale of a 519,905-square-foot industrial park in Fort Worth to a San Diego-based industrial real estate acquisition, development, and asset management firm.

Westcore purchased Railhead Business Station, a four-building campus at 401, 500, 600, and 800 Railhead Road, from a global real estate investment management firm. The project was fully leased to 11 tenants at the time of the sale. The price was undisclosed.

Stream, a national commercial real estate firm offering an integrated platform of services, represented the seller in the transaction. Seth Koschak and Matteson Hamilton, Executive Managing Directors and Partners of Stream’s Industrial Capital Markets group–along with Senior Vice President Forrest Cook, Vice President Jeff Rein, Senior Analyst Lee Belland III, Financial Analyst Trey Mahla, and Senior Production Coordinator Haili Rumsey–were involved in the sale. Westcore represented itself.

Railhead Business Station, in the highly coveted infill submarket of Meacham/Fossil Creek in North Fort Worth, is just a few miles north of the Central Business District. The multi-tenant buildings possess a roster of regional and national tenants. Additionally, the project provides immediate access to Interstates 820 and 35W and sits in an Enterprise Zone offering Triple Freeport Tax Abatements.

DALLAS, TX – October 18, 2023 – A prominent local development expert who began his career with Stream Realty Partners, has decided to rejoin the company in an effort to expand Stream’s Industrial Development Services (IDS) platform in the Dallas/Fort Worth region.  

Mark Hayes comes on board as Senior Director of Industrial Development Services for Stream, a national commercial real estate firm offering an integrated platform of services. He last worked for the company in 2018 as a Senior Associate. In his new role, Hayes will primarily focus on growing Stream’s IDS platform in the North Texas region, and his expertise and insight will be tapped as Stream opens other markets where there is potential to develop industrial projects.  

“We’re really impressed with Mark’s ability to manage and quarterback industrial development projects. He’s a natural born leader with an incredible work ethic and is highly respected and regarded in the marketplace,” said Bates Arnot, who was recently promoted to Managing Director of Stream’s central region Industrial Development Services division. “Given the strong relationships he’s built with the Stream team and other major players in the region—as well as the experience he’s gained under the tutelage of highly reputable developers at Bandera—we’re confident that Mark will contribute to the dynamic growth of our IDS platform.” 

A former Navy SEAL, Hayes began his real estate career with Stream in 2014. He spent four years with Stream from 2014-2018, where he worked on Streams Dallas office leasing team. He left Stream for HPI Real Estate Services and Investments, where he became Senior Vice President of the industrial division in Dallas. Hayes joined Bandera Ventures in January 2021, where he most recently served as partner. During his tenure with HPI and Bandera, he oversaw over five million SF of industrial build-to-suit/spec developments in the Dallas/Fort Worth area. 

“It was an easy decision to come back to Stream, where I not only discovered my passion for the real estate industry, but also still have many close friends and colleagues,” Hayes said. “I’m excited to once again be part of an entrepreneurial culture that fosters collaboration, rewards passion, and takes a holistic approach to industrial development.”   

Hayes obtained his BA from Michigan State University and MBA from the McCombs School of Business at the University of Texas at Austin, where he concentrated in Real Estate and Entrepreneurship. During his time as a Navy SEAL, he was deployed to Iraq twice, Thailand, and the Philippines.

Whitley Penn, a distinguished public accounting firm, has leased 45,872 square feet encompassing two full floors in Frost Tower Fort Worth (FTFW), downtown Fort Worth’s newest high-rise. The move to Frost Tower Fort Worth symbolizes Whitley Penn’s continued desire to be a major presence within the Fort Worth market and emphasizes the importance the firm places on quality of life for their employees.

Seth Koschak and Tyler Maner with Stream Realty Partners represented the landlord, Anthracite Realty, in the transaction. Cannon Camp and Todd Burnette with JLL represented Whitley Penn.

Frost Tower Fort Worth is downtown’s only Class AA building and the first high-rise constructed in more than 20 years. The 25-story building was designed by Bennett Benner Partners and built by Balfour Beatty Construction. FTFW offers unmatched amenities including 24/7 on-site security, high-speed destination dispatch elevators, ten-foot floor to ceiling windows, open concept floorplans, state of the art technology, and a tenant-only fitness facility.

New Buildings to Provide Office and Retail Space near Iconic Stockyards

FORT WORTH (February 4, 2019) – KRS Realty Advisors, founded by Kerby Smith, has purchased and is renovating two buildings in the historic Fort Worth Stockyards.

Once complete, the two properties will provide approximately 12,000 square feet of fully-modernized office and retail space within walking distance to one of the most unique and iconic destinations in North Texas.

Located at 2341 N. Main Street, the first property (shown above) features 7,000 square feet of divisible space, ideal for use as a restaurant, café, bar or office, and has design flexibility for a drive thru or outdoor seating area.

The second facility at 111 Northwest 24th Street, situated next to the 2341 N. Main Street building, is a historic renovation and will offer 4,970 square feet in an open concept complete with mezzanine space, ample parking, and convenient access to numerous retail shops and restaurants.
