PHOENIX, AZ – May 23, 2024 – Vero A2R, the office investment platform at Vero Capital (“Vero”), in connection with Stream Realty Partners (“Stream”), a national commercial real estate firm offering an integrated platform of services, announce the groundbreaking of a $29 million renovation project at INISIO at Kierland, a premier two-building office campus located in the prestigious Kierland area.

“We are on a mission to redefine the office experience, transforming it into a hub of inspiration and connection,” said Andy Stone, Managing Partner at Vero. “The modern office is more than just a workspace; it’s a dynamic environment where collaboration thrives and relationships flourish. Stream has been a great partner in this transformative endeavor to redefine the workplace experience and deliver unparalleled value to tenants.”

INISIO at Kierland I and II, located at 16430 N. Scottsdale Road and 16260 N. 71st Street, is set to undergo a comprehensive renovation inspired by Vero’s vision to amenitize both buildings and create a unified campus atmosphere, guided by Stream’s expertise. The renovation, scheduled for completion in the fourth quarter of 2024, will introduce a host of innovative amenities and design elements to enhance tenant satisfaction, foster collaboration, and promote well-being.

Key features of the renovation include façade revitalization and a cutting-edge fitness center spanning more than 5,000 square feet with features such as thermal saunas, cold plunge, free weights, machines, and on-demand equipment. Other tenant amenities include hospitality-inspired lobbies and common areas, a training center, huddle rooms, library, billiards area, focus booths designed to inspire creativity, and 5,000 square feet of dynamic outdoor space and pickleball courts. Additionally, Infuse Hospitality was recently selected to run a new restaurant concept on the premises, which will offer a blend of indoor and outdoor seating and space for food trucks.

The renovation features the development of five high-quality spec suites, ranging from 3,900 square feet to 7,700 square feet, tailored to meet the evolving needs of tenants. Scheduled for delivery in the fall of 2024, these suites will offer flexibility and customization options to accommodate a wide range of preferences. The campus has the ability to accommodate up to 90,000 square feet.

This project is being overseen, managed, and leased by Stream Vice President of Construction and Development Services David Kollar, Vice President Stirling Pascal, Managing Director Brett Abramson, and Vice President Chris Beall. The project’s architectural scope was awarded to Zebra Projects in collaboration with Good City Studio, and construction was awarded to Willmeng Construction.

“INISIO sets itself apart with a vibrant community atmosphere and a wealth of amenities, from the expansive fitness center to inviting communal spaces,” said Pascal. “Designed to be inclusive and inspirational, the name itself, derived from the Latin word for ‘inspire,’ reflects our commitment to creating a transformative environment.”

Kollar added, “At INISIO, we’re building more than just an office; we’re creating a space that prioritizes the tenant and employee experience. From the outset, our focus has been on designing a contemporary environment that fosters productivity. INISIO also boasts a strong sustainability program with over 4,400 solar panels; we’re proud to generate a large percentage of the power needs onsite.”

In addition to the renovation, Stream has recently signed leases with Liberty Mutual, Healthcare Realty, and Prudential, adding to the prestigious list of tenants at INISIO. One of the newest and largest industrial parks in Phoenix’s Deer Valley has secured its first tenant.

Three of New-York based Colgate-Palmolive Co.’s (NYSE: CL) skin-care businesses have together signed a lease for 91,350 square feet at the Mack Innovation Park Deer Valley’s first phase in north Phoenix, according to developer Mack Real Estate Group LLC.

New York City-based Mack Real Estate Group, or MREG, started construction on the 917,000-square-foot first phase of the industrial park in August 2022. The first phase is expected to be completed in Q3 and Q4 2023 and include speculative warehouses ranging in size from 63,000 square feet to 208,000 square feet.

At full build-out, the park is expected to see 3.5 million square feet north of the Phoenix Deer Valley Airport and just six miles from the $40 billion Taiwan Semiconductor Manufacturing Co. plant. The second phase of the park will start construction this summer and include 412,393 square feet of space.

Rusty Kennedy and James Cohn of Stream Realty Partners represented MREG in the lease and are the leasing brokers for the project. Ryan Steele and Noah Barrasso of Keyser represented CP Skin Health.

PHOENIX, AZ – October 27, 2023 – Vero Capital (formerly Admiral Capital Group) is pleased to re-brand and redevelop Kierland I & II, a two-building office campus totaling 410,000 square feet in Scottsdale. Stream Realty Partners, a national commercial real estate firm offering an integrated platform of services, will lead leasing and management of the property.

Reimagined as Inisio at Kierland, the property overhaul includes a $29 million capital program over the course of the redevelopment that will establish its reputation as a premium, multi-functional workplace that strives to create a memorable experience for employees and visitors alike. Located at 16430 North Scottsdale Road and 16260 North 71st Street, the property is set to kick off construction with planned completion in Q3 2024.

The destination environment has been re-envisioned as dynamic, collaborative, and creative, with a primary focus on hospitality, inclusive of a dedicated, on-site Customer Experience Manager (CXM), where every aspect of the user experience will be a priority. Inisio’s first-class facilities, flexible workspaces, and range of lifestyle amenities will cater to the wellness, workspace, and lifestyle needs of today’s tenants. Accessible workspaces include a training center, shared conferencing, flexible huddle rooms, focus booths, a working library, and billiards break room. Employees can re-energize with health-focused amenities such as a state-of-the-art, 6,000-square-foot wellness center inclusive of thermal saunas, flex & recovery spaces, massage therapy, spa-inspired private showers & changing rooms, pickleball courts, and an outdoor fitness yard.

“It was important that the re-design and re-brand of the property focuses on the energy, wellness, and connectivity that is so important when it comes to attracting today’s modern workforce,” said Andy Stone, Managing Partner at Vero Capital. “We chose the name Inisio because it implies the start of something new—a new attitude, new mindset, and new vision for the future of the workplace—an inspired workplace community that fosters growth, innovation, and collaboration, and we believe that is exactly what this project will be.”

Creating engaging environments such as a curated coffee service, designated food truck zones, and an outdoor pavilion will add the space for personal connection that tenants seek, providing the opportunity to unwind and enjoy the outdoors on a regular basis. Additionally, Inisio’s proximity to neighborhood amenities such as high-end retail, dining, hotels, entertainment, hiking trails, and world-renowned golf courses, makes it both a convenient and accessible option.

“The vision of Inisio has always been an experiential office campus that goes beyond traditional workspace, offering employees a place to be inspired, equipped with everything they need to excel, and excited to show up every day,” said Stream Vice President Stirling Pascal. “The design of Inisio incorporates all the elements that tenants seek in today’s market, providing an artfully designed workplace with on-site amenities to enhance company performance. From high-end furnished spec suites to a 6,000 SF fitness center and numerous collaboration spaces, no detail was overlooked in delivering a best-in-class office experience.”

Leading the leasing at Inisio are Stream Managing Directors John Bonnell and Brett Abramson, and Vice Presidents Stirling Pascal and Chris Beall. Multiple spaces are available for lease, ranging from 2,000 to 60,000 square feet, and including five new spec suites that effortlessly align space and place with a mix of private offices and shared spaces to create efficiency and opportunity. For more information on availabilities or to schedule a tour, please reach out to Stream Phoenix at 602.855.0055.

LOS ANGELES (October 19, 2023) – Connect Homes, an industry-leading prefab housing provider, is proud to announce it will be opening a new factory in Mesa, Arizona in Q1 2024. The factory will be the second facility in Connect Homes’ portfolio and expand the company’s footprint into the Mountain West to better serve and provide the region with modern, precisely engineered modular housing solutions.

Connect Homes designs, manufactures, delivers, and installs beautiful single-family homes and other housing solutions across the U.S. Its patented steel-frame modular system makes it possible to build architect-designed homes, semi-custom homes, multi-unit communities, and shelters, faster and more affordably than traditional construction.

“With increasing demand for the Connect Homes suite of housing innovations, we have reached our capacity limit in our current San Bernardino factory and now is the time to grow our manufacturing base with a second state-of-the-art factory in Mesa that gives us the space to build and supply the next generation of housing,” said Deborah Casper, CEO of Connect Homes. “Our new factory will play an integral role in providing elegant, affordable homes to prospective homeowners and shelter for individuals experiencing homelessness across the Mountain West and we are grateful to the City of Mesa for welcoming Connect Homes to the region. We are committed to being a part of the solution to the acute housing shortage in California, Arizona, and across the country.”

The Arizona factory will be capable of manufacturing 80 single-family homes and homeless housing solutions annually. The Arizona factory will be approximately three times larger than Connect Homes’ San Bernardino facility and will create more than 90 jobs for the local Mesa economy. At this size, Connect Homes will be able to simultaneously run multiple industry-leading assembly lines to meet the growing demand for the company’s innovative homebuilding projects.

“We’re pleased to welcome housing innovator Connect Homes to Mesa,” said Mayor John Giles. “Cities and towns throughout the United States are working to address the need for a range of housing options, which is a high priority in Mesa. It’s great to see Connect Homes bringing more high-quality, affordable housing options to our market.”

“As the Greater Phoenix housing market continues to evolve, we need innovative companies like Connect Homes to lead with unique ideas and quality manufacturing,” said Greater Phoenix Economic Council President and CEO Chris Camacho. “Their presence in Mesa will provide more options to residents looking for affordable, eco-friendly opportunities.”

Connect Homes launched in 2012 and delivered its first single family home in 2013. Since then, the company has delivered 122 homes, equaling over 800 modules, and built 37 ADU’s in California. Unique among homebuilders, Connect Homes is a vertically integrated prefab company that designs, manufactures, transports, and installs modern, green single-family homes.

Connect Homes’ ability to oversee all aspects of the manufacturing and home delivery process enabled it to quickly design, build, and deploy non-congregate homeless housing solutions across California as part of Project Homekey, a statewide effort to sustain and rapidly expand housing for persons experiencing homelessness. As part of Project Homekey, Connect is partnering with cities to deploy modular homes in Mountain View, Long Beach and Victorville, California.

“Demand for attractive, affordable homes has never been higher,” said Gordon Stott, co-founder and chief architect at Connect Homes. “We are excited to begin producing and delivering quality, robust homes and continue transforming the way homes are built. The Mesa factory will be key in fulfilling our promise.”

Connect Homes was represented by Senior Vice President James Cohn and Vice President Stirling Pascal with Stream Realty Partners

About Connect Homes
Connect Homes’ patented modular system can deliver affordable modern, green homes to national housing markets from their advanced California factory- with an Arizona-based manufacturing facility opening in early 2024. Connect Homes was launched in 2013 by architects seeking to revolutionize the single-family home market by turning high-end custom residential architecture into a scalable product that more people can afford. Their Connect Shelters line expands on the original vision, serving dignified housing solutions to those experiencing critical housing needs. A creative office campus designed to transform how tenants work in Phoenix’s Camelback Corridor now has a new leasing team.

Bain Capital Real Estate and Regent Properties have chosen Stream Realty Partners Vice Presidents Nick Bialkowski and A. Stirling Pascal to serve as leasing agents for Elevate 24 at 4722 and 4742 N. 24th St. Stream is a national real estate services, development, and investment firm with a growing office in Phoenix.

“We’re excited to bring Stream Realty Partners on as our leasing team at Elevate 24,” said Matthew Benbassat, Chief Operating Officer at Regent Properties. “Their experience, insight, and track record, coupled with their can-do attitude, made them the perfect choice to partner with at our property.”

The four-story, 323,251-square-foot Elevate 24 features two buildings with a host of today’s desired office amenities in a submarket experiencing a renaissance. An upgraded fitness facility with lockers, two conference rooms, the on-site Humphrey’s Kitchen & Koffee, a golf simulator, The Deck, and underground parking are among popular amenities. The Deck, an outdoor area for office workers, offers a putting green, cornhole, and newly completed pickleball court. Upper floors of the property boast shared patios with unparalleled views of Camelback Mountain.

Speculative suites are available in the buildings, with some that are furnished. Tenants will appreciate being able to walk to a host of retail and restaurant options–including Biltmore Fashion Park–around Elevate 24. The property offers easy access to Interstates 10 and 17 as well as Arizona State Route 51 for commuters.

Stream Phoenix made significant strides in expanding its footprint in Arizona in 2022, with five key hires focused on office and industrial leasing and property management in the Phoenix region. According to Bialkowski, the Camelback Corridor continues to receive positive attention from tenants due to its broad-based amenity set and strong connectivity to the rest of the Phoenix market.

“The corridor’s tenant base is shifting from historically dominated financial, insurance, real estate, and legal organizations to more progressive end-users in technology,” Bialkowski said. “Elevate 24 will be able to capture that robust demand along the corridor in addition to surrounding submarkets. We are excited to work with Regent to unlock the full potential of this property.”

Office will be led by industry veteran Tenant Rep broker Tiffany Winne

PHOENIX, ARIZ. (September 22, 2021) – Stream Realty Partners (Stream), a national real estate services, development, and investment company, announced today that it opened Stream Realty-Phoenix, LP which will be led by 19-year veteran Tiffany Winne, one of Phoenix’s leading commercial real estate tenant rep brokers, as Executive Managing Director and Partner. Winne will oversee the growth of the office and region while continuing to specialize in working with office tenants in their real estate needs in Phoenix and across multiple markets.

“Phoenix is a market our clients continue to be interested in and where there continues to be strong economic growth,” said Stream’s Head of New Markets Derek Land. “Tiffany is not only a leader in commercial real estate in Phoenix but she is the perfect fit for our culture and the way we do business. We are really excited to continue the swift growth trajectory of our platform and extend our services in Phoenix under Tiffany’s leadership.”

Phoenix is the 15th location for Dallas-headquartered Stream. Like Phoenix, the company’s other offices are in some of the strongest commercial real estate markets in the nation, such as Austin, Atlanta, the Carolinas, Chicago, Dallas, Denver, Nashville, San Diego and Washington, DC.

“This was an extraordinary opportunity to play a leading role in the growth of a company whose values and business philosophy align with mine,” said Winne. “Stream’s way of doing business is tailor-made for the Phoenix metro area. It’s enterprising and structured to deliver the efficiencies of scale with speed, flexibility and resilience—keeping its clients and professionals competitive and in a position of strength. I’m excited about helping to introduce this unique service mentality to our market.”

Winne comes to Stream from the Phoenix office of Savills North America, where she served as Vice Chairman and a member of its Board of Directors, specializing in helping office tenants with their real estate needs. She also led daily operations, recruitment, training and development, as well as research and marketing initiatives.  Throughout her 19-year career, she has executed transactions totaling over 12 million square feet with a cumulative value of more than $3.5 billion across 40+ markets in the United States and internationally.

Stream continues to make national headlines for its fast-paced growth over the past several months—from new hires to assignment and client expansion and acquisition. Earlier this year, the firm opened an office in Nashville and Northern Virginia.  Additionally, in Chicago, Stream recently welcomed a seasoned eight-person leasing team, and in Fort Worth, a top agency leasing veteran to lead its office division—each recruited from global commercial real estate firms. Across the country, Stream leases and manages over 250 million square feet and has developed and/or acquired over 35.8 million square feet.

“Stream’s national office growth plan is deliberate and strategic to ensure it complements our existing platform and provides further value to our clients,” stated Stream President Chris Jackson. “We are actively looking at additional markets to expand Stream’s services and anticipate this will accelerate in 2022 due to the increase of new business and key hires. As our clients grow, we grow with them. As our resources grow, our team is positioned for additional career opportunities. It’s a very exciting time to be at Stream.”

Stream Realty Partners has hired a new Vice President of Office Leasing for its Phoenix operation to focus on expanding the growing service line in the region.

Nick Bialkowski will work with Executive Managing Director and Partner Tiffany Winne and National Head of Office Investor Services and Partner Preston Young to advance the national real estate services, development, and investment company’s leasing platform. He will focus on sourcing, winning, and executing business by representing office owners and landlords–including private and institutional investors–in the leasing and sales of office properties. He comes to Stream from JLL, where he served as a member of its top-producing office leasing team.

“Stream’s dynamic and well-respected culture thrives on an entrepreneurial mindset, and that’s what originally drew me to the company,” Bialkowski said. “I’m going to be exposed to all different facets of the commercial real estate business through Stream’s end-to-end platform along with its high-caliber professionals to work alongside with. I’m looking forward to helping build Stream Phoenix into a market leader.”

Bialkowski recently worked on the lease-up of The Grove, a premier mixed-use project at 44th Street and Camelback Road in Phoenix along with other notable assignments including The Alexander, CASA, and Cityscape.  He also assisted in bringing Block 23, a Downtown Phoenix mixed-use development, to full stabilization before it sold for $150 million, a record for per-square-foot multi-tenant office trades. He has worked with clients including George Oliver Companies, RED Development, ViaWest Group, Macquarie, Cypress Office Properties, and Redstone Group.

Stream opened its Phoenix office in September 2021 as part of its national expansion plan. The company has been in rapid growth mode, having hired 347 real estate professionals across the U.S. over the last 12 months, including Winne and David Kollar, Vice President of Construction and Development in the Phoenix office.

“We are excited to welcome Nick to the Stream Phoenix team,” Winne said. “Nick’s reputation for hard work and real estate acumen stands out amongst his peers in the Phoenix market. We’re looking forward to fostering his continued success.”

Bialkowski is a member of NAIOP, the Commercial Real Estate Development Association and has been involved with Brokers for Kids, Arizona’s long-standing commercial real estate fundraising event and Olympiad that benefits local children’s charities. He was a student-athlete at Stetson University, where he majored in business management with a minor in entrepreneurship.

Rusty Kennedy has joined Stream as Managing Director in its Phoenix office. “Rusty has served as a leader not only in the commercial real estate industry but also more broadly in his philanthropic and civic endeavors,” said Tiffany Winne, Executive Managing Director and Partner of Stream’s Phoenix office. “He brings a true servant leader mindset to both. Further, the platform is structured to deliver the efficiencies of scale with speed, flexibility, and resilience, providing unmatched outcomes for its clients. As a native Phoenician, I could not be prouder to introduce the Stream brand to the valley’s industrial market.”

Currently serving as chairman of NAIOP’s Arizona Chapter, Kennedy is also a board member of the Arizona Sports and Tourism Authority and a member of the Phoenix Thunderbirds. Before becoming a real estate professional, Kennedy golfed professionally on the Gateway and Canadian tours. He earned his Bachelor of Science in Economics from The University of Texas at Austin.
