Stream Realty Partners today makes its debut in Miami after recruiting a 35-year industry veteran to lead its expansion efforts into one of commercial real estate’s hottest markets.

Stream, a national real estate services, development, and investment firm headquartered in Dallas, has broadened its national presence by launching a Florida operation with its first office in Greater Miami. Executive Managing Director and Partner Greg Katz will lead the office and oversee the brand’s growth across the state. His leadership role will also encompass driving the expansion of the firm’s occupier services offering across the U.S.

Joining Katz at Stream South Florida are Senior Vice President Carlyle Coffin; Vice President of Acquisitions Mike Lisch; Head of Strategy and Analytics Jason Warren; and Business Operations Manager Teresa Sanzone. Members of the powerhouse team offer a diverse range of expertise, driving high-impact solutions for their clients.

The South Florida office is Stream’s 15th location across the country. In 2021, the company opened offices in Nashville, Northern Virginia, and Phoenix to complement its locations in some of the strongest commercial real estate gateway markets in the nation including Atlanta, Chicago, Houston, and Southern California. In 2022, Stream welcomed a five-person team in Northern Virginia to focus on office leasing and landlord representation, hired a five-person team in Atlanta to form the top office leasing practice in the city, recruited two professionals in San Antonio to lead its tenant representation team, and added a commercial real estate veteran in Chicago to help lead its office tenant representation team. All arrived at Stream from prominent global commercial real estate firms.

Greg Katz

Katz has lived and worked in South Florida since 2000. He comes to Stream from Newmark, where he spent eight years and last served as Vice Chairman. He specializes in complex lease restructures, lease monetization, and driving bottom-line value through improved efficiencies and cost reduction strategies. Katz will work with Stream’s office occupier team to continue its expansion across the country. Prior to Newmark, he worked at Studley Inc., which was acquired by Savills, for more than 18 years, where he last served as Executive Vice President.

Carlyle Coffin

Coffin is a South Florida native with extensive knowledge of Miami, Fort Lauderdale, Boca Raton, and West Palm Beach. He has worked with Katz for the last 12 years–at Newmark, Studley Inc., and Savills–and specializes in transaction management on the occupier and investor sides of the business. During his career, Coffin has represented clients including Office Depot, Wellcare, Gunster, SBA, RumbergerKirk, Bluegreen, PEBB Enterprises, and Tortoise Properties.

Mike Lisch

Lisch joins Stream from TIME, where he served as Director of Partnerships after the company acquired Brandcast in August 2022. During his combined tenure at the two companies, he played a crucial management role in helping the company complete the acquisition, rebuild its go-to-market strategy, and transform the way the CRE industry–including clients such as Hines, CBRE, Madison Marquette, and Savills–digitally engaged with its clients. He previously worked with Katz at Newmark, where he spent nearly five years in tenant representation. Lisch played Major League Soccer for the Houston Dynamo from 2014 to 2016.

Jason Warren

Warren worked with Katz for nearly six years at Newmark, where he served as a Managing Director and led an analytics and strategy consulting platform that expanded nationally over the last three years. Allianz, AMD, Bryan Cave Leighton Paisner, Concentrix, PEBB Enterprises, Tortoise Properties, and Travel + Leisure are among the clients he has consulted on during his tenure. Prior to Newmark, Warren was at GE Transportation.

Teresa Sanzone

Sanzone served as an Associate and Marketing Manager at Newmark. During her eight years there, she coordinated client and community engagement efforts while representing tenants for a top-producing team covering Atlanta, Florida, and the Carolinas. She has worked with Katz for 23 years, including at Studley Inc. and Savills as an Associate for GIS, Graphics, and Production. Prior to Savills, she held numerous roles at Masada Security for more than a decade, including Corporate Trainer.

Stream Realty Partners has teamed up with Project Destined to give 12 college students in the Dallas market the opportunity to learn about commercial real estate through a work-based curriculum this summer.

Project Destined, founded by Cedric Bobo, a Harvard MBA graduate and investment banker for more than 20 years, is a social impact vehicle that trains high school students, college students, and military veterans to be owners and stakeholders in the communities in which they live. The platform offers various avenues to introduce diverse talent to the commercial real estate industry.

Stream, a national commercial real estate firm offering an integrated platform of services, has partnered with Project Destined to provide a nine-week, work-based training program to students attending The University of Texas at Dallas, Southern Methodist University, Texas A&M University, University of North Texas at Dallas, and Texas Christian University. Through a curriculum of workshops, executive speaker series, and site visits, students will receive education in market research, property analysis, asset valuation, and deal financing. Students will also have the opportunity to participate in continuing education courses in financial modeling, investment management, capital markets, and affordable housing.

Blake Kendrick, Chief Operating Officer of Stream Realty Partners, emphasized the importance of the initiative by saying, “Our partnership with Project Destined is a direct reflection of our vision for Stream nationally to change the landscape of commercial real estate. Students in the program will compete against each other in groups to present live real estate deals to industry leaders. Additionally, Project Destined students will be matched with mentors from Stream to share their knowledge and experience in commercial real estate in weekly meetings. Senior Associate Patrick Cruz, Associates Hannah Hutchins and Ben Harrison, and Senior Financial Analyst Jenkins Bender will serve as mentors and meet weekly with their mentees. Stream Northern Virginia Managing Director Anthony Chang and Associate Brennan Fewin will act as competition judges.

DALLAS – September 26, 2023 – Bates Arnot will lead Stream Realty Partners’ central region Industrial Development Services division in his elevated role as Managing Director. 

In his new role, Arnot will continue sourcing development opportunities throughout Texas and Colorado and other markets in the region. Arnot will manage the Industrial Development Services platform’s largest team, continue to source new development talent, and contribute to Stream’s national Industrial Development Services platform’s leadership and overall growth strategy. 

“We knew when Stream set out to build its Industrial Development platform that we needed Bates on our team,” said Cannon Green, National Head of Industrial Development Services for Stream. “He is a tremendous asset, and I am very proud to see him lead the central region team now. Arnot originally came to Stream, a national commercial real estate firm offering an integrated platform of services, as a young industrial leasing broker in Dallas in 2009. Green, a fellow leasing broker at the time, took the initiative as Arnot’s professional mentor and business partner. The duo saw great success together.   

“Since joining Stream in 2009, the firm has grown its service offering considerably, and now boasts a significantly larger portfolio,” said Arnot. “Even with this substantial growth, Stream’s unique collaborative culture driven by a talented roster of professionals, still remains it’s most powerful differentiator.” 

In 2013, Arnot left Stream to learn more about industrial development at Hillwood (a Perot Company), a multinational industrial, commercial, and residential real estate development company based in Dallas. While there, Arnot was responsible for leasing, land acquisitions, development, and property acquisitions in multiple markets, including DFW, Denver, Houston, Austin, and Memphis. Throughout his career, he has been involved with over 28 million square feet of leasing and 1,170 acres of land acquisitions, representing over 15 million square feet of industrial development. 

Armed with seven years of development experience at Hillwood, Arnot rejoined Stream in 2020 to help build its new Industrial Development Services platform. Since his return, the team has accumulated 10 current projects in the central region with a total cost basis of ~ $1.1 billion. His most recent success was a start-to-finish development and forward-sale of a 300,000-square-foot industrial building to Westcore Properties executed earlier this year.

Latham joins Stream, a national commercial real estate firm offering an integrated platform of services, as a Vice President in its Houston office, working closely with Executive Managing Directors Seth Koschak and Matteson Hamilton to continue expanding the company’s industrial capital markets platform. His investment sales expertise ranges from small bay business parks to single tenant to sale leasebacks, and his extensive background will prove especially valuable as the group builds critical relationships with middle market investment groups and private investors within the space.

For seven years, Lee Belland and Mike McVean worked side by side at Trammell Crow. The duo meshed so well they struck out on their own in 1996, forming Stream Realty Partners.

In the last 22 years, Stream has grown to employ more than 750 real estate professionals in 12 markets. The developer owns and operates everything from office to data center properties and transacts $2.4B annually.

Outspoken and frank, McVean said he enjoys going up against the big dogs because it makes things more fun.

Bisnow: How do you describe your job to people who are not in the industry?
McVean: I talk people into doing things that, left alone, they wouldn’t do.

Bisnow: If you weren’t in commercial real estate, what would you do?
McVean: Oil and gas for sure.

Bisnow: What is the worst job you ever had?
McVean: My dad was a McDonald’s franchisee. I worked at McDonald’s for 10 years. Loved the company, but the work was not right for me.

McVean: Failed takeovers (friendly) of Amerivest REIT and Signature Office REIT, a non-traded public REIT.

Bisnow: How do you define “making it”?
McVean: Thought it was money. Turns out it is 1) helping people achieve their maximum potential and 2) striving to achieve mine.

Bisnow: What is your biggest pet peeve?
McVean: Kinda embarrassing as it is a long list, but we can start with “reaching out.”  You don’t have to reach out to me. Just call me.

Bisnow: What is the best and worst professional advice you’ve ever gotten?
McVean: Best — Keep smilin’ from Fred Trammell Crow; worst —  can’t really say. I think I dismiss bad advice so quickly it doesn’t stay on my hard drive.

Bisnow: What is your greatest extravagance?
McVean: Airplanes and boats. Definitely not clothes.

Bisnow: What is your favorite restaurant in the world?
McVean: Based on frequency of visits, I gotta go with McDonald’s (dancing with the one that brung me??).  Also love Allsup’s burritos, Taco Villa and a good chifri (Green Door on Harwood).

McVean: Dude!?!?!?

Bisnow: What’s the biggest risk you have ever taken?

Bisnow: What keeps you up at night?

Bisnow: Outside of your work, what are you most passionate about?
McVean: My sons. Family. Learning. Flying fast airplanes. Skiing moguls. Fishing in cold, moving water. Boating in warm, turquoise water.

Stream Realty Partners has promoted the Executive Managing Director of its Dallas-Fort Worth market to serve as the firm’s next Chief Operating Officer.

In his new role as COO, Blake Kendrick will help drive alignment, process, and profitability across the company’s 14 markets while continuing to manage the Dallas and Fort Worth operations. He will work alongside President Chris Jackson on the firm’s vision and growth strategy, which includes plans to continue expanding across new markets and business lines. Kendrick will transition into the new role over the next few months as current COO Liz Sheff prepares to retire in July after more than 12 years at Stream and 32 years in the commercial real estate industry.

“I look forward to working more closely with all our leaders on vision, strategy, growth, and operations while learning from more of our teams outside of DFW,” Kendrick said. “We have great, high-caliber professionals, and that is what makes me most excited about my expanded role and the future of Stream.”

Among Kendrick’s top priorities are ensuring that infrastructure will handle the firm’s projected growth while maintaining and highlighting its distinct culture with strategic internal and external messaging across all business lines.

“Blake is a forward-thinking, empathetic leader who understands the values and culture of Stream,” Jackson said. “He’s trusted and respected by all our leaders and, most importantly, by the people he will be working closely with to guide our growth and success. I’m looking forward to seeing him build on the successes of Liz and her team while finding new ways to serve our employees and customers.”

Kendrick joined Stream as a member of the Dallas industrial team after graduating from Texas A&M University in 2006 with a master’s degree. During his tenure, he has held several leadership positions across the company in addition to being one of the top industrial brokers in the DFW market.

Kendrick said one of his most rewarding accomplishments at Stream, a national real estate services, development, and investment company, has been having the opportunity to hire top talent and watch their growth and success.

“Seeing them create a wonderful opportunity for themselves thanks to the company’s entrepreneurial mindset and collaborative platform has been something that I am most proud to be a part of,” he said.
