Stream Realty Partners has recently broken ground on more than 1.75 million square feet of industrial space across three Central Texas projects.

Stream, a national commercial real estate firm offering an integrated platform of services, has unveiled plans for the 968,475-square-foot Buda Commerce Center in Buda, the 413,388-square-foot Eastside Commerce Center in Southeast Austin, and the 376,380-square-foot Howard 130 in Northeast Austin.

Buda Commerce Center

Buda Commerce Center will be a five-building, state-of-the-art industrial development in Buda, one of Austin’s fastest-growing suburbs. Stream kicked off construction at the 70-acre site, located 15 miles south of downtown Austin, in the fourth quarter of 2022. The project will cater to a variety of users with its four rear-load buildings and one cross-dock building. Direct ingress and egress access to Interstate 35, 32-foot and 36-foot clear heights, full-size truck courts, and dock-high loading provide convenience for truck drivers.

Positioned 10 miles south of the Southeast industrial submarket, the center will provide top-of-class, competitive space with access to a growing number of rooftops on the south side of Austin. The development at Interstate 35 between Cabelas Drive and Robert S. Light Boulevard boasts unencumbered views from the main lanes of IH-35, granting prime signage opportunities for tenants. The anticipated completion date is the fourth quarter of 2023.

Stream has also begun construction on Eastside Commerce Center, a modern infill industrial complex in a well-established area of Southeast Austin. The Class A industrial development features four large warehouse buildings as well as three shallow bay buildings that can accommodate smaller tenants. Adolfson & Peterson Construction, a national, family-owned construction management and contracting company, recently started construction of IDI Logistics’ Sunrise Commerce Center in Round Rock, Texas.

Located at 2380 Oakmont Road and less than a mile from Interstate 35, the Class A industrial development project – on 37 acres – will consist of five speculative buildings totaling 465,786 square feet that will be constructed in two phases. AP will construct the buildings and perform tenant finishes. Phase 1 is slated for completion in fall 2023.

Greystar Real Estate Partners, a global leader in the investment, development, and management of real estate, including rental housing, logistics, and life sciences, has broken ground on Phase 2 of a San Marcos-based industrial development as Manifest Commerce, an earth-friendly logistics company, secured a lease to bring Phase 1 to full occupancy.

Whisper 35, a Class A development at 912 Flustern Road along the Interstate 35 corridor, is a five-building industrial park being completed in two phases. Buildings 1 and 2 were completed in Phase 1, totaling 179,988 square feet. Buildings 3, 4, and 5, consisting of 314,938 square feet, are scheduled to finish in early 2024. Greystar, serving as the project developer, expanded into the logistics space in 2020. Building on decades of experience operating in local markets across the globe, Greystar’s Logistics platform demonstrates the company’s scale, history of executing, and access to capital.

Manifest Commerce recently signed a lease on Building 2, which consists of 89,988 square feet. Manifest is a full-service, eco-third-party logistics company offering carbon-neutral services to direct-to-consumer businesses. The space will allow the Austin-based fulfillment company to serve start-ups, small- to medium-sized businesses, and corporate e-commerce businesses more efficiently.

Whisper 35 is close to I-35 and is conveniently accessible via the 130 and 45 state highway toll roads. The development is 25 miles from Austin and 55 miles from San Antonio. It’s 20 minutes from the new Tesla factory and within a 10-mile radius of two Amazon distribution facilities totaling over 1.6 million square feet.

By all accounts, Austin’s only Hooters restaurant is pretty bad — and that’s even by Hooters standards, which means something’s somehow falling through the cracks between the Sysco truck and the microwave. If nothing else, the joint is a fun reminder of the good ol’ days of Austin when a restaurant about 2,000 feet from downtown got to have a parking lot roughly six times larger than its actual building.

Anyway, no one appears to be shedding a tear for the impending demise of the wing-and-lech outfit currently doing its best to pervert the legacy of Charles M. Schulz — yes, that one — at the intersection of South First Street and West Riverside Drive, which should soon find itself scrubbed from our collective memory and replaced by RiverSouth, a 15-story mixed-use project bringing more than 300,000 square feet of offices and about 18,000 square feet of ground-floor retail space to the site, which, along with the aforementioned Hooters, is currently occupied mostly by a decrepit and enormous parking lot.

(Well, some people were a little bent out of shape, but I don’t think it’s the wings they’re upset about.)

The project, using the address 401 South First Street, is a Stream Realty Partners concern, with additional help from the Beck Group, Big Red Dog, Cardno, dwg., and MEJ & Associates. Set to deliver in early 2021, it’ll occupy the triangular plot bound by South First Street, West Riverside Drive, and Barton Springs Road, and the odd shape of the site comes through in the look of the building — which as we’ve said before has a distinct “Jawa Sandcrawler”-type vibe.

If you haven’t heard, there’s a sort of arms race on for office developers looking to attract tech firms and other big-name tenants with increasingly swanky amenities packages, and the RiverSouth project is no different, with its design including features like a 15th-floor sky lounge space, a bike valet service (!) and an on-site fitness “studio,” which I presume is way better than a “center.”

Ascentris, a Denver-based real estate private equity firm, announced that it has broken ground on the development of Building C at its Paloma Ridge office campus in Austin, TX. Paloma Ridge consists of two existing, 100% leased buildings totaling 210,610 square feet. The development of Building C will add a 165,714 square feet Class-A, multi-tenant office building to the campus. Construction is estimated to be completed by year-end 2019.

Ascentris has engaged Stream Realty Partners (“Stream”) as the developer for Building C. Stream developed Buildings A & B in 2016, subsequently selling the Property to Ascentris in December 2017, and currently provides property management, construction management, and leasing services for Buildings A & B. “We are thrilled to expand both our relationship with Stream and our footprint in the Far Northwest with the development of Building C,” said Ascentris Managing Director, Jeff Stonger. “Building C’s relative value proposition to other suburban submarkets offers tenants a rare opportunity to improve their bottom line without sacrificing on the amenities needed to attract and retain talent.” added Stonger.

Building C will be the third and final building at the Paloma Ridge campus. The three-story building will sit at the end of the entryway drive, anchoring the campus. With Building C, Ascentris is delivering new amenities to the office campus such as a 2,000 square foot fitness center and yoga room, ample bike storage, an outdoor lounge and multiple gathering spaces. Ascentris is seeking certifications from WiredScore and LEED to demonstrate its commitment to developing a smart, healthy, and sustainable building.

Paloma Ridge is strategically located in Northwest Austin on TX-45 between Parmer Lane and US-183 and is less than one mile from the Capital MetroRail Lakeline Station with direct access to The Domain and Downtown. The Northwest submarket is the beneficiary of increasing rents with cyclically-low vacancy and a limited development pipeline. Further, Austin’s current population growth is concentrated in the northern suburbs; Williamson County’s population grew by more than 25% from 2010 through 2016, which compares to 20% for the Austin MSA. In December 2018, Apple announced plans to invest $3 billion in a new campus in the Northwest suburbs, just six miles from Paloma Ridge.

Ascentris acquired Buildings A & B in 2017 at 70% leased and promptly executed approximately 64,000 square feet of leasing in eight months, stabilizing the property in August 2018. Leasing activity came from several industries including cybersecurity, health insurance, homebuilding, interior design, and IT. The leasing agents for the campus are Stream’s Edvin Beasley and Scott Deskins.

Stream Realty Partners Breaks Ground on Luxury Office Tower South of Lady Bird Lake

AUSTIN, TX ​– March 13, 2019 – Stream Realty Partners (Stream) today began construction on its signature Austin project, RiverSouth, a 350,000-square-foot, high-end office tower complete with ground-level dining and retail. This milestone was commemorated with a demolition and groundbreaking event hosted by Stream.

RiverSouth is replacing Austin’s Hooters, located at 401 South 1st St., on a 1.4-acre triangular tract where Riverside Drive, Barton Springs Road and South 1st St. all converge. The property was informally coined the “Snoopy PUD” because it was formerly owned by the family trust of Charles Schulz, the famous cartoonist behind the “Peanuts” comics.

The event this morning featured David Blackbird, Stream’s regional managing partner, who officially raised the RiverSouth sign, and City of Austin Mayor Steve Adler. “We’re excited to have broken ground on this marquee project that will transform the area into an exciting destination for not only our tenants but for all Austinites,” said Blackbird. “We’ve assembled a wonderful team, and everyone truly believes in the vision of RiverSouth as a quality development that supports the local community.”

“Exciting to see the South Central Waterfront begin to deliver community benefits and help us pay for pocket parks, clinics, and libraries all over the city,” said Mayor Adler.

RiverSouth will be a 15-story office development with panoramic views of downtown. It will also offer a green roof, ground-level dining, and retail and world-class amenities for its tenants. The project will include environmentally-friendly features, improvements to the streetscape and active transportation infrastructure in the area, and funding toward affordable housing in Austin.

“In May 2018, City Council approved the rezoning for this property after months of Council and community negotiation with the team behind RiverSouth,” said Council Member Kathie Tovo.

“The negotiation and hard work resulted in significant funding for community initiatives in this area, including substantial contributions to the neighborhood’s affordable housing program. It’s a good example of how the South Central Waterfront Plan will ensure that redevelopment in this area yields important public benefits related to open space, walkability, and affordable housing.”

The South Central Waterfront Vision Framework Plan was approved in June 2016, and the South Central Waterfront Advisory Board was established in July 2017. Austin City Council unanimously approved the Planned Unit Development zoning for the site, with community benefits, in May 2018. Plans and design for RiverSouth were revealed in September 2018 along with renderings and a website. Hooters’ last day of business was February 3rd, 2019. Stream received its final site development permit on February 15th, 2019, and final delivery for the project is planned for 2021.

Baker Botts Paves the Way for the Business Community in the South Central Waterfront

AUSTIN, TX (May 30, 2019) – Today, Stream Realty Partners (Stream) announced its first tenant for its signature Austin project, RiverSouth. International law firm Baker Botts L.L.P., the fourth largest law firm in the state of Texas, has signed a 12-year lease to assume 50,000 square feet of the 350,611 square-foot office tower. Taking up one-and-a-half floors, Baker Botts will be making a historic move to relocate its Austin office from the downtown San Jacinto Center, a location it has occupied since 1988.

Baker Botts was one of the original tenants at the San Jacinto Center, a move that, at the time, was equally pioneering, since few businesses were located south of 6th street in the Congress area. Occupying the 12th and 13th floors, Baker Botts has a front-row seat to the South Central Waterfront, giving its employees, clients and visitors unparalleled access and walkability to nature, new restaurants and nearby amenities.

Located at 401 South 1st Street, RiverSouth is being constructed on a triangular 1.45-acre tract where Riverside Drive, Barton Springs Road and South 1st converge, part of the growing South Central Waterfront District. Pairing green infrastructure with an urban ecosystem, River South creates an interconnected network of corporate and recreational spaces, streets, lakeside parks and trails.

Stream received its final site development permit in February and officially broke ground with a demolition event in March. Delivery of the luxury office tower is planned for 2021. Stream’s Ryan Ridgeway ranked #1 on Austin’s Heavy Hitter Top Retail Broker list  — Austin Business Journal’s list of commercial real estate brokers who lease or sell more space than anyone else. In 2018, Ryan leased the most retail space in Austin, totaling 235,359 square feet and 38 transactions.

In a recent article, the Austin Business Journal collected insights from Ryan and other top real estate brokers on the state of the current market, the most desirable submarket in Austin, and advice for prospective executives who will need retail space in Austin.

 

 

Ryan’s key insights from the article are summarized below:

  1. Retail space is limited in Austin. The density of rooftops over the last several years has kept occupancy of Austin retail centers relatively high.
  2. To be a retail tenant or restaurant user in Austin, you have to be good to survive. Know your competition because the competition in Austin is fierce. The talent pool is at the top.
  3. Retail may evolve, but it will continue to be strong especially in Austin as more retailers enter the market. Expect to see a heavy entertainment push in older shopping centers.
  4. Rising operating expenses will continue to be an ongoing concern for retail tenants’ health ratio as properties are being reassessed.
  5. The most in-demand retail submarket is Southwest Austin, but really the entire city is strong for retail.
