ATLANTA – October 3, 2024 – Stream Realty Partners, a national commercial real estate firm offering an integrated platform of services, has brokered the sale of 3585 Engineering Drive in Peachtree Corners, Georgia. The 9.3-acre site, located in Peachtree Corners’ Technology Park/Atlanta, was sold to Forestar Group Inc. (“Forestar”), one of the largest residential community developers in the nation. The transaction clears the way for the demolition of a 102,000-square-foot office building, making room for the development of 75 upscale townhomes. The new residential community is anticipated to open in Spring 2026.  

Stream Managing Director Bryan Heller represented the seller, a private investment group, in the sale while the buyer was unrepresented.  

“We were pleased to represent the seller in this land sale, one of the few successful entitlement modifications from office to residential in the Atlanta market,” said Heller. “Peachtree Corners, particularly the Technology Park/Atlanta CBD area, is evolving into a vibrant work-live-play community. A new townhome development, walkable to several current and upcoming commercial hubs, will further enhance the area’s appeal. The sale to Forestar was the right strategic move for the seller, aligning with both the market and community vision.”

With industrial development and user demand growth in Upstate South Carolina, Stream Realty Partners has expanded its reach into the Greenville-Spartanburg market.

Stream Vice President Rob Williams has moved from Atlanta to Greenville to tap into the region’s growing industrial market. Williams’ industrial expertise includes leasing, tenant representation, acquisitions, and dispositions of manufacturing, distribution, and industrial/outdoor storage assets for owners and occupiers. He has managed assignments in Stream markets across the United States during his nearly 4.5 years with the national commercial real estate firm that offers an integrated platform of services.

Williams will be tasked with growing Stream Carolinas’ industrial brokerage platform in Upstate South Carolina. Executive Managing Director and Partner Daniel Farrar oversees the Carolinas operation.

Rent growth also continues to outpace historical norms and the U.S. average at 11.8%. The average industrial vacancy rate for the area is 6%.

Morgan Stanley will nearly double its footprint in a premier office complex in Alpharetta after signing a lease extension that includes an additional 100,000 square feet.

The global investment bank and financial services leader will occupy a total of 216,000 square feet across the entirety of The Edison Alpharetta at 1 and 3 Edison Drive under a new long-term lease. The firm currently operates out of 116,000 square feet at the loft/office-style development owned by Invesco Real Estate, a global real estate investment manager. Additional terms of the lease were not disclosed.

Stream Realty Partners Managing Directors Bryan Heller and Peter McGuone represented the landlord in the transaction. JLL represented the tenant. Stream, a national commercial real estate firm offering an integrated platform of services, has a growing office in Atlanta entrusted with tens of millions of square feet of management, leasing, and development assignments in the market.

The Edison Alpharetta, totaling nearly 216,000 square feet of rentable space, includes two loft-style office buildings joined by a common courtyard. The campus offers a detached, centrally located clubhouse dedicated to a fitness center, healthy food options, and meeting space. First-floor suites have roll-up overhead doors providing easy access to a courtyard with plenty of shade and seating options.

The development in the North Fulton submarket provides tenants with easy access to a host of retail, dining, and recreational options at Avalon, Big Creek Greenway, and Windward Parkway.

“In a year marked by subleases, downsizing tenants, and sluggish commercial real estate activity, we are thrilled to announce this monumental lease transaction that is one of the largest in the Atlanta market thus far in 2023,” Heller said. “This is a major coup for Alpharetta, and this partnership demonstrates the resilience and desirability of The Edison product. The City of College Park’s Business and Industrial Development Authority has chosen Stream Realty Partners to provide exclusive real estate brokerage services for the sale of Six West, composed of 311 acres close to the world’s busiest airport.

Stream, a national commercial real estate firm offering an integrated platform of services, was tapped to market the master-planned development sitting directly west of Hartsfield-Jackson Atlanta International Airport and downtown College Park. The property, which College Park assembled and completed entitlements for, is bound by Herschel Road to the west, Camp Creek Parkway to the south, College Park Historic District to the east, and Redwine Avenue to the north.

Stream Atlanta Managing Director Bryan Heller, Senior Vice President Christopher Dean, Senior Vice President of Construction Virginia Crabtree, and Senior Associate Malik Leaphart will serve as brokers. Stream, which has operated a core office in Atlanta since 2009, will be authorized to promote and market the interests of the city, seek an acceptable price for the property, and counsel city officials on market comparisons for similar properties. The property may be purchased in total, as neighborhood districts, or as separate parcels.

Class A office space for international headquarters, medical offices, local university satellite campuses, research centers, and technology incubators also is expected.

According to the city’s district plan for Six West, the project “aims to encourage strategic and sustainable community-centered development to create a publicly accessible, live, work, and play community and global destination.”

Nearly 14,000 residents live in the city’s 11 square miles, but employers tap into the Atlanta metropolitan’s more than 3 million labor force. Two MARTA stations (College Park and Airport), the world’s busiest airport, and highways including Interstate 85 and U.S. Route 29 provide access to Atlanta and surrounding suburbs.
